OUR SERVICES FOR TENANTS

Looking for a suitable property to rent can be extremely time consuming. The rental market moves at a swift pace, and it can be difficult to keep up. Domum are here to offer the best level of service to tenants and a number of exquisite rental properties, ranging from contemporary to country-style, to suit your requirements.

We appreciate that renting can be an unclear & frustrating time due to this fast paced market, therefore we aim to treat our tenants fairly and give much needed guidance both leading up to your tenancy and throughout the duration of your residence. This includes important information regarding the local area, nearby schools, and all transport links to ensure that you can make the right choice.

Our thorough knowledge of the rental market means that from the registration process through to your check in date at the property, you will be in safe hands with Domum. We are your point of contact if any emergencies do arise, and Domum’s management calls are answered 24 hours a day, 7 days a week, every day of the year.

All properties will be fully checked in order to comply with safety and legal obligations that a landlord must adhere to, and will be maintained to a decent standard. We aim to provide an efficient and hassle-free service in order to keep the process as simple as possible for both you and your landlord. OUR FEES FOR TENANTS

PRIOR TO TENANCY

  • Holding deposit: one week’s rent
  • Tenancy set-up cost (inc referencing): 1 – 2 people £550, plus additional £75 per additional applicant over 18 years)
  • Guarantor Fee (should it be required): £100
  • Security Deposit: Equivalent to 6 weeks rent unless it has been agreed between both parties to take a higher deposit for a pet
  • One Month’s rent in advance

DURING THE TENANCY

  • Tenancy Renewal: £120
  • Tenancy Swaps: £250 (please note that the future tenant will also be charged and will need to complete our referencing process)
  • Missed Contractor Appointments: £35 – Failure to enable access for a pre-arranged appointment by the agent/ landlord or authorised contractor (Contractors costs could apply)
  • Late Rental Payment: £35 – An Administration fee may be charged when chasing late rental payments

END OF TENANCY

  • Check Out Fee (Price Dependant on size of property): Minimum £60
  • Written References: £25 – If the tenant wishes for us to provide a written reference, then the charge applies
  • Early release fees & associated charges: Minimum £250

This was exactly the service I had hoped for from an Estate Agent, but my previous experience was that this was rarely achieved. Domum ensured that all parties in the chain were fully informed and did everything possible to move forward with exchange of contracts, when it might otherwise have stalled.
